Sometimes people are misled into believing seal coating is only for beautification purposes. Do not be fooled into thinking that you can save money and get the same results from store bought sealers.  Also do not get tricked into a contracter that rolls or brushes on the product.  Professional grade sealcoating not only extends the life of your asphalt investment, it makes the surface more resistant to deterioration from gasoline, oil, and chemicals. It also prevents weather-related erosion from natural elements, such as the sun, rain, frost, freezing, and thawing.

Why Asphalt Needs Sealcoating?

 

  • Water Absorption : 
    Your asphalt surface is very porous, similar to a sponge. Asphalt that is not sealed lets large amounts of water seep into and underneath its surface. This causes your asphalt’s foundation to deteriorate and causes your asphalt to weaken and crack, especially in the winter.
  • Gas, Oil, Antifreeze and Salts :
    These elements can cause soft and weak spots to appear into your asphalt’ surface because they are of a petroleum nature.
  • Sun and Oxidation :
    Asphalt that is not sealed can oxidize from the sun’s heat. This can cause your asphalt to become very brittle, causing it to crack and deteriorate.

We apply professional grade FAA approved sealcoating with a spray system, paying careful attention not to get any sealer where it should not be.   A favorite analogy is that of spray painting your vehicle; you wouldn’t want someone to brush or roll the paint onto your vehicle! Some inferior companies actually squeegee the product onto the asphalt, which in may result in a sub-optimal job in most cases, leaving squeegee marks on your asphalt.
